Description

 

The right of way property manager will have responsibility for an assigned territory relative to management, acquisition and disposition of Watco’s real estate assets, ensuring compliance with policies, operating procedures and agreement terms. The position will work cross-departmentally with Industrial Development, Service Solutions, Sales, Logistics, Legal, Environmental, Operations, and Billing and Collections Teams.

 

The manager must be committed to enhancing Watco’s current asset portfolio, developing new opportunities for customers and seeking appropriate return for the use and disposition of those assets.

 

Primary Accountabilities of the Position

 

  • Manage Watco real estate assets in a defined territory.
  • Negotiate, draft and review land, track and building leases.
  • Assist in the acquisition and disposition of assets.
  • Conduct periodic audits of the portfolio to ensure proper lease area, rent  and use.
  • Recognize and resolve unauthorized uses of Watco property.
  • Manage past-due leases, following through to resolution with collection or lease termination.
  • Analyze property values to ensure rents reflect market rates.
  • Identify and address environmental concerns and engage Watco Environmental as needed.
  • Actively market surplus or under-utilized assets for sale and/or lease.
  • Strive to serve as real estate subject matter expert on all real estate assets in the assigned territory.

 

Additional Duties and Responsibilities

 

  • Research and review maps and deeds relative to title questions and right-of-way boundaries.
  • Understand real estate assets in the assigned territory.
  • Identify and understand property rights associated with leased and owned property.
  • Participate in weekly team calls to understand real estate issues and opportunities. 
  • Review and evaluate real estate taxes for potential appeal.

 

Education and Experience

 

Bachelor’s degree required. Ideally, candidate will have five (5) years of experience in one or more of the following areas:

 

  • Commercial real estate sales and/or leasing
  • Right-of-way agent experience
  • Appraisal/valuation
  • Industrial property management
  • Real estate law
  • Survey

 

Experience with the following software, applications and subscription services is a plus.

 

  • Microsoft Word, Excel, PowerPoint, Outlook, Dynamics
  • Real estate management software applications such as Yardi or SAP
  • Real estate databases such as Costar
  • Open Text
  • ESRI and GIS systems

  • To effectively present information and respond to questions from internal and external sources
  • To apply concepts such as fractions, percentages, ratios and proportions to practical situations
  • To solve practical problems with a variety of complex variables when sometimes only limited information exists
  • To interpret a variety of instructions in written, oral, diagram or schedule form
