Description

 

As a Real Estate Manager, you will oversee contract and lease management, as well as support in the acquisition and disposition of Watco's real estate assets. Your primary focus will be ensuring compliance with policies, operating procedures, and agreement terms for the Watco Greens Port industrial park in Houston, Texas. This role will involve close collaboration with various departments including Industrial Development, Business Solutions, GIS, Sales, Logistics, Legal, Environmental, Operations, Project Management, and Billing and Collections Teams.

 

This position will report to the Director of Real Estate - Terminals & Ports / Logistics.

 

You will be instrumental in enhancing Watco's current asset portfolio, identifying new opportunities for customers, and ensuring appropriate returns on asset use and disposition.

 

Primary Accountabilities

 

  • Assume full accountability for financial management (P&L), compliance and risk management.
  • Monitor tenant contractual commitments, critical dates, and contract compliance.
  • Support Sales in customer negotiations and lead drafting and reviewing letters of intents and land/building leases.
  • Assist in asset acquisition and disposition.
  • Manage real estate contracts, invoicing, reimbursable expense tracking, and reconciliation.
  • Oversee rent roll management, revenue tracking and forecasting, including accruals & deferrals.
  • Maintain effective communication with tenants and customers.
  • Ensure contract compliance and manage past due invoices, collaborating with Credit and Collections.
  • Conduct property valuation and market research.
  • Negotiate and manage third-party agreements including utility crossings, easements, right of entry, etc.
  • Resolve disputes related to wireline, pipeline, drainage, road crossing and right of entry.
  • Address environmental concerns and engage Watco Environmental as required.
  • Actively market surplus or under-utilized assets for sale and/or lease.
  • Serve as real estate subject matter expert on all assets.
  • Work directly with Operations/Facilities and Project Management conducting inspections of real estate assets.

 

Additional Duties and Responsibilities

 

  • Research and analyze maps, surveys, deeds, and title work.
  • Develop an understanding of real estate assets within an assigned territory or business segment.
  • Participate in team meetings to discuss real estate issues and opportunities. 
  • Review and evaluate real estate taxes for potential appeal.

 

Education and Experience

 

  • Bachelor’s degree required.
  • Ideally, five (5) years of experience in commercial real estate sales and/or leasing, property management of multiple tenant assets, right-of-way agent experience, appraisal/valuation, real estate law, or survey.
  • Proficiency in Microsoft Word, Excel, PowerPoint, Outlook, Dynamics, real estate management software applications (e.g. Yardi or SAP REFX), real estate databases (e.g. Costar), Open Text, and ESRI and GIS systems is advantageous.

  • Excellent communication skills for presenting information and responding to queries.
  • Proficiency in applying mathematical concepts to practical situations.
  • Aptitude for solving practical problems with limited information.
  • Ability to interpret various instructions in written, oral, diagram, or schedule form.

 

Work Environment

 

  • 80% office-based and 20% remote.

 

Physical Demands

 

  • Regular sitting and verbal communication.
  • Occasional standing, walking, reaching, stooping, kneeling, crouching, or crawling may be required.
  • Lift and move up to 10 pounds frequently and up to 25 pounds occasionally.
