Description

 

Responsibility in assigned regional territory relative to asset management, acquisition, and disposition of Watco’s real estate assets.  Manage property to ensure compliance with policies, operating procedures, and agreement terms.  This position will work cross-departmentally with Industrial Development, Service Solutions, Sales, Logistics, Legal, Environmental, Operations, and Billing and Collection Teams.

  

The Associate Property Manager must be committed to enhancing Watco’s current asset portfolio, as well as developing new opportunities for our customers while seeking an appropriate return for the use or disposition of its asset portfolio. This is done by listening to our customers (both internal and external), understanding their needs and the markets in which we operate; subsequently, growing both our customer and our organization’s business in a profitable manner.

 

Primary Accountabilities of the Position

 

  • Primary Manager of Watco’s real estate assets in a defined region.
  • Manage land, track, and building leases, pipeline, and wireline agreements, as well as the sale of all types of real estate.
  • Draft and review lease and license agreements as well as purchase and sale agreements.
  • Conduct field audits of entire real estate portfolio on annual basis to ensure proper lease area, lessee occupancy, and use.
  • Recognize and resolve unauthorized uses of Watco property.  Negotiate leases with unauthorized parties or initiate legal processes to discontinue unauthorized use.
  • Manage past-due lease exceptions reducing overdue payments.  Follow through to resolution with payment collection or lease termination.
  • Negotiate with facility owners, shippers, governmental agencies, property owners and developers regarding terms and conditions for sales, leases, track agreements and abandonments while ensuring safety and integrity of Watco property and operations.
  • Analyze property values to ensure lease rent amounts are at market rates.  Provide feedback to the Commercial Team on rent recommendations as necessary to ensure maximum value is received for Watco assets. 
  • Identify and address environmental concerns to reduce Watco’s liability and exposure.
  • Market surplus or under-utilized property/buildings for sale and/or lease to achieve annual budget goals and maximize cost liability avoidance.
  • Serve as real estate expert on all operating, abandoned, surplus, excess, and newly acquired property in territory.  Research and review maps and deeds relative to title questions and right-of-way boundaries. 

 

Supervisory Responsibilities

 

  • This position has no supervisory responsibilities.

 

Duties and Responsibilities

 

  • Assist all Watco team members or outside parties with any questions on new or existing leases.
  • Review all current track, land, and building lease agreements and usage of.
  • Manage new requests, locate new opportunities, and negotiate extensions of existing agreements.
  • Identify underutilized properties and assist in determining profitable outcomes.
  • Understand all right of way widths, acreage, and leased and owned miles on each assigned railroad.
  • Develop an understanding of all real estate properties.
  • Identify all rail sidings and create a list for Watco’s Industrial Development Team.
  • Identify potential environmental issues and engage Watco Environmental prior to state interaction.
  • Conduct market research as part of real estate due diligence frequently utilizing paid subscription services, public resources, and the internet. 
  • Participate on weekly commercial calls for the assigned territory to understand any real estate issues and opportunities. 
  • Identify property rights associated with leased and owned property and understand what entity has what ownership rights.

 

Integration Plan

 

  • Utilize local market participants (brokerage firms, consultants, etc.) when advantageous and cost effective, to help locate sites for new Customers, expand existing Customers, identify significant increases in property leases that can be taken.
  • Introduce and educate our operations and marketing teams of third-party contractors handling our wireline, pipeline, fiber optic, cellular tower or billboard, and other potential revenue producing markets along our profit center right of ways. 
  • Communicate and schedule with our operations and track maintenance teams when these third parties and contractors are working for safety reasons.

Education and Experience

 

Bachelor’s Degree required. Commercial real estate brokerage, property management, and/or real estate appraisal experience preferred. Desired experience includes 2-5 years:

Have the ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.  Proficient in Excel, pro forma development, and ability to read and interpret income and financial statements.

 

Reasoning and Negotiating Ability

 

Have the ability to solve practical problems and deal with a variety of complex variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.  Understand diverse Customer traffic patterns and markets in order to identify best property and negotiate real estate solutions.
